PRICES OF OLD APARTMENTS HAVE RISEN BY ABOUT 55% OVER THE LAST 3 YEARS

 

➡️ As of December 2025, the average price per square meter of new apartments reached MNT 5.03 million, according to the National Statistics Office. This represents an 8.1% increase compared to the same period last year and a 44.1% increase over the past three years.

➡️ Meanwhile, the average price of old apartments has slightly exceeded that of new ones, reaching MNT 5.06 million per sq.m. Prices have risen by 17.7% over the past year and nearly 55% over the past three years, further limiting citizens’ ability to purchase housing.

✅ In response, UBIM is working to deliver affordable, long term, and sustainable housing solutions through EDAF (Eco District & Affordable Housing Fund), a fund in which the company holds unit rights, aiming to protect citizens from rising market prices.

🟢 Within the framework of EDAF, , UBIM is implementing projects that:

✔️ develop housing at costs below market prices,

✔️ prepare locations with full engineering infrastructure,

✔️ introduce green and energy-efficient solutions,

✔️ apply innovative financing models through public private partnerships (PPP),

thereby gradually delivering projects that directly address the real housing needs of Ulaanbaatar residents.
