THE “SELBE SMART CITY” PROJECT WILL HAVE THE CAPACITY TO MEET 42% OF ULAANBAATAR’S ANNUAL HOUSING DEMAND

 

The 13th meeting of the Ulaanbaatar Governor’s Council reviewed the progress of the Selbe Smart City Project, as well as preparations for the 2026–2027 winter season and the supply of semi coke briquette fuel.

The Selbe Smart City Project, currently under development across 158 hectares in Khoroo 14 of Sukhbaatar District and Khoroos 14 and 15 of Chingeltei District, comprises 113 residential blocks with 8,575 housing units. Once completed, the project is expected to meet approximately 42% of Ulaanbaatar’s annual housing demand, significantly improving the city’s residential supply.

In accordance with a Government decision, the project is being redesigned in line with the Selbe Smart City development concept, with plans to establish the area as a Special Technology and Economic Zone. The proposal is scheduled to be considered by the Ulaanbaatar City Council (Citizens’ Representatives Khural) on 6 August. In parallel, efforts are underway to develop diversified housing finance products aimed at improving housing affordability and accessibility.

The meeting also reviewed preparations for the 2026–2027 heating season. Relevant agencies were instructed to import 280,000 tonnes of semi coke briquette fuel, operate 435 fuel distribution outlets across the capital, and strengthen preventive measures to reduce the risk of carbon monoxide poisoning during the winter months.
